  • Post a for rent sign, lockbox, and brochure box with fliers at select locations

  • Conduct market survey of similar vacant units in the area

  • Prepare vacant unit for rent

  • Advertise vacant unit -  see advertising below

  • Screen and qualify prospective tenants, including running a credit report,    U.D. screening (landlord’s report) and  all needed verifications on resident's application

  • Execute rental agreements and leases

  • Effective handling of all tenant related problems


Accounting /Financial Management

  • Collection of rent and deposit into trust account

  • Payment of all operating bills, including utilities and maintenance

  • Payment of trust deeds & association dues

  • Payment of property taxes and insurance

  • Issue 3-Day to quit notices on all past due tenants

  • Coordinate any eviction procedures with Unlawful Detainer Attorney

  • Review all utility and repair bills prior to payment

  • Owner disbursements monthly

  • Monthly reports mailed to investors with original vendor bills
